Juni 2013 soll die Bedeutung der Eintragung von Mietvertr\u00e4gen in das Grundbuch verst\u00e4rkt werden: <!--more--><\/p>\n<p>Bis jetzt sah das Gesetz einen Schutz zu Gunsten des Mieters innerhalb der ersten f\u00fcnf Jahre nach Vertragsschluss vor, selbst wenn dieser Vertrag nicht im Grundbuch eingetragen war. Aufgrund der genannten Reform haben alle nach dem Inkrafttreten unterzeichneten <strong>Vertr\u00e4ge keine Wirkung gegen\u00fcber Dritten<\/strong>, sofern sie <strong>nicht im Grundbuch eingetragen<\/strong> sind. D.h., dass diese <strong>Vertr\u00e4ge<\/strong> ohne vorherige Aufnahme in das Grundbuch aufgrund der <strong>Ver\u00e4u\u00dferung der Immobilie<\/strong> an einen Dritten <strong>aufgel\u00f6st werden,<\/strong> wenn der Dritte seine Rechtsposition eintragen l\u00e4sst. Eine weitere wichtige Auswirkung der Eintragung ist nunmer auch die M\u00f6glichkeit der Aufl\u00f6sung des Vertrages wegen ausstehender Zahlung und damit <strong>L\u00f6schung der Eintragung<\/strong> sowie Wiedererlangen der Immobilie. Der Vermieter kann hierbei allein handeln und ist <strong>nicht auf einen R\u00e4umungsprozess angewiesen.<\/strong> Es gen\u00fcgt die entsprechende ausdr\u00fcckliche Vereinbarung im Vertrag samt gerichtlicher (durch Schlichtung wahrscheinlich ausreichend) oder notarieller Zahlungsaufforderung. Sofern der Mieter nicht innerhalb von 10 Werktagen darauf eingeht, kann der Vermieter die Eintragung des Vertrages einseitig l\u00f6schen lassen. Zu beachten ist, dass die beschriebenen \u00c4nderungen nur <strong>f\u00fcr seit dem 6.
