Februar genehmigte der Stadtrat von Barcelona vorl\u00e4ufig die <strong>spezifische \u00c4nderung des allgemeinen Stadtplans f\u00fcr eine nachhaltigere und integrativere 22@<\/strong>, wobei die endg\u00fcltige Genehmigung f\u00fcr das letzte Quartal dieses Jahres vorgesehen ist.<\/p>\n<p>In dieser \u00c4nderung werden neue Kriterien f\u00fcr die Umgestaltung vorgeschlagen, die sich vor allem auf eine st\u00e4rkere Entwicklung des <strong>n\u00f6rdlichen Bereichs von 22@<\/strong>, der oberhalb der Avenida Diagonal liegt, konzentrieren, da sich die physische, wirtschaftliche und soziale Umgestaltung in den letzten Jahren vor allem auf den s\u00fcdlichen Bereich von 22@ konzentriert hat. Die \u00c4nderung zielt darauf ab, ein gemischtes Stadtmodell mit mehr Umweltqualit\u00e4t zu verwirklichen, das Alltagsleben und produktive T\u00e4tigkeiten durch Ma\u00dfnahmen zur F\u00f6rderung der Entwicklung \u00f6ffentlicher R\u00e4ume, der Schaffung und Erhaltung von Wohnraum und strategischer Wirtschaftst\u00e4tigkeiten miteinander verbindet.<\/p>\n<p>Der vorl\u00e4ufig genehmigte Text grenzt 21 Aktionsbereiche ab, die in 11 Sektoren aufgeteilt sind, die mit Hilfe von Stadtentwicklungspl\u00e4nen und 10 st\u00e4dtischen Aktionspolygonen entwickelt werden sollen, und konsolidiert 4 vorher festgelegte Stadtentwicklungspl\u00e4ne.<\/p>\n<p>Die \u00c4nderung wird zu einer Vergr\u00f6\u00dferung der Geschossfl\u00e4che um <strong>614.291 m2 f\u00fchren<\/strong>, die sich wie folgt verteilt:<\/p>\n<ul>\n<li>057 bebaubare m2 B\u00fcrofl\u00e4che.<\/li>\n<li>528 bebaubare m2 gewerbliche Fl\u00e4che.<\/li>\n<li>707 bebaubare m2 Wohnraum.<\/li>\n<\/ul>\n<p>Die wichtigsten Merkmale der \u00c4nderung sind folgende:<\/p>\n<ul>\n<li><strong>Erh\u00f6hung des Wohnungsbestandes. <\/strong>Die f\u00fcr den Wohnungsbau vorgesehenen Fl\u00e4chen werden vergr\u00f6\u00dfert, insbesondere im n\u00f6rdlichen Teil. Im Allgemeinen (mit Ausnahmen) wird der Baukoeffizient f\u00fcr den Wohnungsbau von 10 % auf 30 % erh\u00f6ht, wodurch sich die potenzielle Obergrenze f\u00fcr den Wohnungsbau in den meisten der neuen Gebiete verdreifacht. Konkret sind <strong>625 neue Wohnungen <\/strong>geplant, von denen 2.521 Sozialwohnungen und nur 104 freie Mietwohnungen sein werden.<\/li>\n<li><strong>Erhaltung der konsolidierten H\u00e4userfronten. <\/strong>Es wird vorgeschlagen, einen gro\u00dfen Teil der bestehenden Wohnstruktur in der traditionellen Bausubstanz zu erhalten, ihre Umgestaltung zu vermeiden und somit diese Nutzung zu konsolidieren.<\/li>\n<li>Was die Einrichtungen betrifft, so wird angestrebt, gr\u00f6\u00dfere Objekte zu schaffen, die optimal f\u00fcr Bildung, Sport und Gesundheit geeignet sind.<\/li>\n<li><strong>\u00d6ffentliche Innenr\u00e4ume<\/strong>. Neu an der \u00c4nderung ist, dass die bisherige Strategie der Formalisierung der \u00f6ffentlichen R\u00e4ume innerhalb der Bl\u00f6cke aufgegeben wird, mit Ausnahme der R\u00e4ume mit einer Gr\u00f6\u00dfe von mehr als 2.000 m2 und einfacher Geometrie. Daher wird die Lage der \u00f6ffentlichen R\u00e4ume durch die Schaffung von besser zug\u00e4nglichen Pl\u00e4tzen und G\u00e4rten ersetzt.<\/li>\n<li><strong>Nachhaltige Mobilit\u00e4t<\/strong>. Im Allgemeinen wird eine nachhaltige Mobilit\u00e4t durch die Schaffung von Mechanismen angestrebt, die es jeder Entwicklung erm\u00f6glichen, die Lasten zu \u00fcbernehmen, die ihr in Bezug auf die erzeugte Mobilit\u00e4t entsprechen.<\/li>\n<li><strong>Besonderer Infrastrukturplan<\/strong>. Die \u00c4nderung hat zur Folge, dass der Besondere Infrastrukturplan (PEI) aktualisiert werden muss, der derzeit ebenfalls in Bearbeitung ist. Das neue PEI wird die neuen Bed\u00fcrfnisse neu definieren m\u00fcssen, damit sie sowohl mit bestehenden als auch mit neuen Entwicklungen vereinbar sind, und Kriterien f\u00fcr eine integrativere und
