Juni muss derjenige, der ein Geb\u00e4ude oder einen Teil davon bauen, verkaufen oder vermieten m\u00f6chte, nach der Verk\u00fcndung des <strong><em>Real Decreto<\/em> 235\/2013 vom 05. April<\/strong>, dem K\u00e4ufer oder neuem Mieter ein <strong>Energiezertifikat<\/strong> ausstellen. Erfasst sind dabei jegliche Geb\u00e4udeeinheiten (sei es Wohnung oder Gesch\u00e4ftsraum), die einer selbst\u00e4ndigen oder nur gemeinschaftlichen Nutzung zug\u00e4nglich sind. Dieses Zertifikat, das bisher nur f\u00fcr neu errichtete Geb\u00e4ude erforderlich war, bezieht sich nun auch auf bereits vorhandene Geb\u00e4ude oder Geb\u00e4udeeinheiten. Un das nicht nur bez\u00fcglich privaten Einrichtungen, sondern auch bei (Teil-)Nutzung durch eine staatliche Beh\u00f6rde, wenngleich das <em>Real Decreto<\/em> f\u00fcr letztere verschiedene \u00dcbergangsfristen zur Durchf\u00fchrung vorsieht, je nach Fl\u00e4chenumfang. Der Ausweis \u00fcber die Gesamtenergieeffizienz stellt also eine Art Dokument \u00e4hnlich der Bewohnbarkeitsbescheinigung dar. Muss also immer bei Verkauf oder Vermietung an das Energiezertifikat gedacht werden? Das <em>Real Decreto<\/em> f\u00fchrt einige Ausnahmen auf, beispielsweise Gesch\u00e4ftsr\u00e4ume oder Geb\u00e4ude f\u00fcr industrielle Zwecke, Geb\u00e4ude oder Abschnitte von Wohnraum mit weniger als vier Monaten Nutzungsdauer pro Jahr oder auch Geb\u00e4ude, die \u2013 w\u00f6rtlich &#8211; zum Zwecke \u201eumfangreicher\u201c Reformen oder Abriss gekauft bzw. vermietet werden. Ebenfalls kann die Regelung des <em>Real Decreto <\/em>hinsichtlich des Zertifikats f\u00fcr Einfamilienh\u00e4user von Interesse sein, v.a. bei mehreren \u00e4hnlichen
